Roof Certification for Home Sale in Thornwood, NY

Roof Certification for Home Sale in Thornwood, NY

Roof certification for a home sale in Thornwood, NY is often what an FHA or VA appraiser asks for when the roof looks tired in the photos. It is also a strong selling tool. A listing that comes with a current roof certification answers the first question most buyers ask.

To issue a roof certification, our inspector does a full roof inspection first. We check the covering, flashing at chimneys and sidewalls, valleys, drip edge, gutters, ventilation and the decking from inside the attic. If the roof has no active leaks and at least two years of useful life left, we certify it and state the estimated years remaining, usually a range from two to five.

If the roof falls short, the report lists the specific items blocking certification. Common ones are a missing kickout flashing where a roof edge meets a wall, cracked pipe boots, or shingles lifted by wind that have lost their seal strip. After a qualified roofer fixes them, we come back, re-inspect and issue the certification.

The final document includes the property address, roof type, approximate age, photos and the inspector's findings in a format title companies and lenders accept. Thornwood, NY Roof Inspection can usually schedule within the week. Call (888) 679-3978 to order a roof certification for your sale.
